This is an important message about pipelines and what they mean....
Let us track back a bit and here is what we find:
Easement Tracker:
$3.00 per lineal foot June Oxford
$10.00 per lineal foot September Oxford
$16.00 per lineal foot October Oxford
$20.00 per lineal foot November Oxford
$22.00 per lineal foot November Windsor
The per lineal foot is negotiable as stated in the above cases.
Example: John Doe was offered $20 per lineal foot he had 700 feet of requested easement. John Doe countered with $25. per lineal foot.
The less that scrupulous landsman offered $20. per lineal foot but would round upthe 700 feet to 1000 feet. This action helps the landsman not set a new per lineal foot price but satisfies the land owner. Also you might have signed a lease for $5, $10 ,$75 per acre now would be the time to also ask them to bring your lease up to standard. Be fair have them deduct what they paid you already and settle for the difference. Remember everything is negotiable. Think for a moment WHO needs WHO? No pipeline, the wells already drilled can not be hooked up. This does not sit well with their stockholders. Again WHO needs WHO?
Have you ever participated in a time share meeting on vacation? Nice folks they try and become your friend fast, show interest, share stories, hmmmm sounds like a LANDSMEN!
Negotiating is hard mental work. Once you sign their easement it is FOREVER and will effect the future value of your land in a negative way! You need professional advice not just an attorney that looks over their (the energy companies) easement, makes a few minor changes and bills you a basic fee for basic advice. People, you get what you pay for!
Did you know the agreement for easements in our area are exclusive! Meaning they are the only one that can put a pipeline in on your land locking all competition out!
Did you know you do not get paid until they dig which could be never!
Did you know this is a private line, no other company can tap into! In this situation who would want to lease your land?
NO ONE! Because they can not access a transmission pipe that is private! Get used to the low flat lease payment and royalty.
Did you know most people will frown upon an easement in your deed when buying your land. Especially one that does not state where it could be!
Have you ever thought about in the future if you do want to sell you land. This is just a small list.
